• These signings typically take less than 30 minutes.

You’ll schedule a meeting with a signing agent to sign your loan documents, usually at your home or another agreed location.

The lender will notify you that you will need to meet with the signing agent on a date and time you set to sign the appropriate forms. The number of pages will depend on the type of loan. For example, if you are doing a Refinance Loan, the document could be anywhere from 130 to 160 pages.

The signing agent will introduce themselves and confirm the appointment details.

• They will verify that all required parties will be present at the signing.
• You will be asked to have a current form of identification (driver’s license, passport, etc.) ready.
• If the appointment is scheduled several days in advance, the agent will call to reconfirm the day before.
• The signing process typically takes 30 to 45 minutes, depending on the document set.

• Review and understand all financial figures related to your loan. If you have questions, contact your loan officer before the appointment.

• Have current identification (driver’s license, passport, etc.) ready for the signing agent.

• Prepare a clear space at a table for signing. It’s helpful to sit to the right or left of the signing agent for efficiency.

• Be comfortable with your signature, as you’ll be signing multiple documents.

• If you are married, know your marriage date and location, and consider having your marriage certificate available.

• If required, have a voided check ready (with "VOID" written across it). Your lender will notify you if this is needed.

• If a wire transfer is part of your loan, have the necessary information available for the forms.

• Two copies of your loan documents (e.g., Home Equity Loan, Refinance, Reverse Mortgage, Deed, Purchase, Seller’s Package). One set is for you to keep; the other is for completion and return to the lender.
• Blue or black pens, depending on lender requirements.
• Their notary stamp for the state in which they are licensed.
• An official notary journal (Official Journal of Notarial Acts), which you will sign at the start of the session.

• The signing agent will review all documents for completeness.
• They will notify your lender that the signing is complete.
• Depending on lender instructions, the agent may need to fax the documents for review before sending them via overnight delivery (e.g., FedEx). Some lenders require only overnight delivery.
• After this step, you will communicate directly with your lender regarding the status of your documents.

A signing agent can also assist with single documents, affidavits, wills, trusts, and powers of attorney (POA) and are also eligible for remote online signings.
